Soffit, window and interior painting for brick homes in Westchester, IL (60154)

Westchester is mostly brick postwar housing, with ranches, Georgians, Cape Cods and some bungalows on the streets between Cermak Road and Wolf Road. Since the masonry rarely needs paint, our exterior work there is the eaves, the windows and the garage door.

Short answer

In Westchester we repaint soffits, fascia, window frames, front doors and garage doors on brick ranches, Georgians and Cape Cods, plus interior rooms and kitchen cabinets. Soffit and fascia work runs $4.35 to $9.80 per linear foot, window sash and frame painting $185 to $465 per window, and a single garage door $345 to $780, depending on peeling, rot and access.

A brick town where the trim does the aging

From our Park Ridge headquarters, Westchester is a drive south on Mannheim Road or I-294, and once we turn off at Cermak Road or Wolf Road the streets look much the same: solid brick houses from the 1920s to the 1960s, set back behind lawns, with wood or aluminum trim along the roofline.

Brick holds up for generations with little help. The wood around it does not. Fascia boards behind the gutters stay wet, soffit vents collect grime, and window frames on the south and west sides chalk and crack in summer sun. That is the work most Westchester owners call us about, often a few windows at a time.

Inside, the houses are practical. Kitchens from a remodel twenty or thirty years ago are common, and plenty of owners would rather paint good wood cabinets than replace them. Bedrooms and hallways get repainted when a house changes hands or children move out.

Ranches, Georgians and Cape Cods built in brick

Brick ranches have the longest runs of soffit and fascia, often with a carport or attached garage under the same roof. Georgians are two full stories, which puts the eaves high enough that we bring taller ladders or a lift, and their paired windows and paneled front doors take more time. Cape Cods add dormers that need roof brackets to reach.

On many of these homes, earlier owners wrapped the fascia in aluminum and left the wood windows and soffits painted. Aluminum can be cleaned, scuffed and painted with an acrylic made for metal, while the wood parts need scraping, priming and fresh caulk. We sort out which is which on the walk-through so the estimate matches the house.

Houses built before 1978 may have lead paint on original window frames, doors and interior trim. We follow EPA lead-safe work practices when scraping or sanding them, with plastic on the ground or floor, wet methods and a HEPA vacuum at the end.

Westchester projects we take on most

Chosen for brick exteriors with painted trim and solid postwar interiors.

Soffit & Fascia Painting

Long rooflines on brick ranches and high eaves on Georgians need scraping, priming of bare wood and two coats.

Window Sash & Frame Painting

Wood window frames set in brick crack and chalk on sunny sides and need fresh glazing, caulk and paint.

Garage Door Painting

Steel and wood garage doors facing the street fade quickly and rust where winter salt collects at the bottom.

Kitchen Cabinet Painting

Solid wood kitchen cabinets from older remodels can be degreased, sanded and sprayed instead of replaced.

Interior House Painting

Postwar rooms with drywall or plaster get full repaints of walls, ceilings and trim when a house turns over.

Brick Painting

Where brick was painted years ago and is peeling, we clean it and recoat with a breathable masonry paint.

Before you schedule exterior trim in Westchester

Gutters come off sometimes

Fascia behind a gutter cannot be painted well with the gutter in place. We tell you on the walk-through if it needs to be loosened.

Aluminum or wood

Wrapped fascia and wood soffits take different primers. We check each surface with a magnet and a scraper before pricing.

South and west windows first

If the budget is limited, the windows taking afternoon sun usually need paint soonest.

Paint season timing

April highs near O'Hare average about 59F and lows about 40F. We plan trim for late spring through early fall and check the can for the minimum temperature.

Questions from Westchester

What does it cost to paint soffits and fascia on a Westchester brick ranch?

Soffit and fascia painting usually runs $4.35 to $9.80 per linear foot. A long ranch roofline, peeling that needs heavy scraping and any rot behind the gutters push it toward the high end.

Can you paint the wood windows on my Westchester Georgian without replacing them?

Usually, yes. We scrape loose paint, replace failed glazing and caulk, prime bare wood and paint so the sash still opens. Window sash and frame painting runs $185 to $465 per window depending on size and condition.

Is it worth painting kitchen cabinets in a Westchester home?

If the boxes and doors are solid wood or good plywood, painting is far cheaper than new cabinets. A typical kitchen runs $3,850 to $7,480, with door count, glass panels and the amount of grease buildup setting the price.

Can a Westchester garage door be painted in one day?

The prep and first coat usually happen on the same day, with the second coat once the first is dry, so plan for the door to stay open or closed overnight. A single door runs $345 to $780 and a double $465 to $960.
